Spring Survey Favors Sellers, Identifies Up and Coming Areas of Atlanta
The results are in! After taking a survey in the spring, Dorsey Alston agents answered questions on home prices, inventory, best investments to sell a home and trending neighborhoods for 2019.
It was agreed home prices will continue to climb, but slowly, right now. This may lend itself to the “sellers market” that is being reported, with 60% of those polled saying this spring favors sellers, and almost 100% agreed that inventory will not catch up with demand. But, potential buyers should not shy away from the market as interest rates are still low, low, low.
If you are thinking of putting your home on the market, or purchasing an investment home, these tips will help put your home at the forefront of selling:
- A renovated kitchen topped the list of best investments to sell a home with 88% saying this is a must have.
- Also at the top of the poll is a fresh coat of interior paint polling at almost 75%.
- Other wish list items are a renovated master bathroom (56%), a fresh coat of exterior
paint (51%) and professional landscaping (47%). - Outdoor spaces made the cut at almost 20%.
- A finished basement was another and rounded off the list at 17%.
Chamblee was identified as the next hot market, as well as the best value in neighborhoods. The Westside was a close second in the hot market category, and Smyrna a close second place in the best value in neighborhoods. Sandy Springs, East Cobb and the Westside came in third for best value as well.
Niche.com also rated Chamblee as one of the best places to live in Georgia. The early 20th century railroad community is home to a new Whole Foods, lots of restaurants, antique store fronts, coffee shops and parks. According to Curbed.com, Chamblee will soon have a groundbreaking for Peachtree Creek Greenway, an extension of the Rail Trail. This path will wind through the historic city’s commercial and residential districts, while linking cyclists and pedestrians to nearby Keswick Park and the Chamblee Marta station.
Neighborhoods like Sexton Woods offer renovated 1950s ranch homes and new craftsman styles houses adjacent to Keswick Park, with Huntley Hills and Beverly Woods offering Mid Century ranch style and split level homes with average home prices between $350,000 and $400,000. This urban neighborhood of around 28,000 people is a community that can’t be beat.
